Last week’s large bank earnings were strong, but questions remain about whether that strength extends to broader credit conditions. Here are three things to watch for this week:
FOMC Meeting
With no policy change expected, the April FOMC meeting will be watched for how officials frame the mix of sticky inflation, energy-price risk, and softer sentiment. The key question is whether Powell’s communication reinforces the current expectation that rates remain on hold for now, or whether the press conference shifts attention toward either renewed inflation concern or rising growth risk. For CRE, the relevant signal is whether the meeting leaves the current financing backdrop broadly intact or pushes borrowers and lenders to reassess rate assumptions.
Treasury Yields
Treasury yields will reflect this week’s Fed message and subsequent inflation data release. The 10-year Treasury yield has been trading in a relatively narrow range in recent weeks, after moving up from late-February levels. Watch whether the long end stays contained after the Fed meeting and Thursday’s GDP and PCE data, or whether inflation and term-premium concerns push yields higher. For CRE, the key question is whether long-term rates stay stable enough for underwriting assumptions to hold, or move higher in a way that further pressures refinancing and valuations.
Corporate Credit Spreads
Corporate credit spreads will show whether markets are absorbing this week’s Fed message and data without a broader repricing of risk. Watch whether spreads remain contained if Treasury yields move, or whether rate pressure starts to come with wider credit risk premiums. For CRE, wider spreads would signal a weaker risk backdrop and could make lenders less willing to stretch on proceeds, particularly for transitional assets or lower-quality collateral.
Together, these signals will show whether this week’s Fed communication and data leave CRE financing conditions largely unchanged or add new pressure through rates, spreads, or both.
